Kalkan Villas 2027: Early Booking Guide

Villa holidays in Kalkan are usually booked months in advance, and families who need the school holidays tend to book first of all. If you already know you want to be here in 2027, autumn and winter are the best time to choose. Many of our owners have already published their 2027 rates, so you can compare real prices now instead of guessing from this year's.

This guide covers the weeks that go first, how prices change between April and November, how booking works with us, and a short checklist to go through before you pay a deposit. Every figure comes either from our own villa listings or from the published school and bank holiday calendars.

Why it pays to book a 2027 villa early

Mostly, it comes down to choice. Kalkan has plenty of villas, but not plenty of any one kind. Of the villas we offer, only 18 sleep twelve or more, and just six take a group of fourteen. Eleven are in the town centre itself, an easy walk from the old town and the harbour. If you need one of these, or a villa with a separate children's pool (43 of ours have one), you will find the July and August weeks are the first to go.

There are practical reasons too:

  • Your price is fixed in pounds. Our villa prices are set in sterling and the balance is paid in sterling, so once you have booked, a change in the exchange rate won't change what your villa costs.
  • Payments are spread out. You pay a 30% deposit to confirm, and the balance isn't due until three to four weeks before you travel. If you prefer, you can pay it in cash when you arrive.
  • Flights are already on sale. Jet2 and easyJet both have summer 2027 seats on sale, and Dalaman, the nearest airport to Kalkan, has been part of their Turkey programmes for years. If you book the villa first, you can pick flights that fit it rather than the other way round.

The 2027 weeks that sell first

School holidays set the shape of the season. These are the dates most families plan around. Term dates are set locally, so check your own school or council calendar before you book.

Holiday2027 dates
EasterGood Friday 26 March and Easter Monday 29 March. Most Easter school holidays are built around these dates.
Early May bank holidayMonday 3 May
May half-termMost schools in England: 31 May to 4 June (the spring bank holiday is on 31 May)
Summer holidaysEngland: from around 22 July to the end of August. Scotland: from late June to mid-August.
Summer bank holidayMonday 30 August
October half-termMost schools in England: 25 to 29 October
Turkish public holidaysRamazan Bayramı 9 to 11 March and Kurban Bayramı 16 to 19 May. The coast gets busier with Turkish holidaymakers, especially around the May holiday.

In practice the late July and August weeks go first, followed by May half-term and October half-term. Easter is early in 2027. In late March Kalkan is warm enough for lunch on the terrace, but the sea is still cool for swimming, so it stays quieter than the other school holidays.

If your dates are flexible, look at the weeks either side of the summer holidays. Late June and the first half of September have the same long, hot days, and the prices are noticeably lower.

How villa prices change through 2027

We took the 2027 rates our owners have already published and compared each villa with its own August price. The pattern is very consistent:

MonthTypical price compared with August
AprilAbout half
MayAround 55 to 60%
JuneAbout three quarters
July and AugustPeak rates
SeptemberAbout three quarters
OctoberAround 55 to 60%
NovemberAbout half

To put numbers on it: among the four-bedroom villas that already show 2027 prices on our site, the middle price is about £2,300 a week in May and just under £4,000 a week in August. Some villas change their rate partway through a month, so always check the exact week you want.

Winter works differently. Most of our villas take bookings from April to early November and only a few open in the colder months, so for December to March ask us which villas are available. If you are deciding between spring and autumn, our month-by-month guide to Kalkan gives the weather and sea temperature for each month.

How booking works with us

We don't take instant online bookings. Every booking is checked with the owner and confirmed by someone who knows the villa, which is also the right moment to ask about anything that matters to you. The steps are simple:

  1. Send an enquiry. Use the form on any villa page, ask us for a quote, or call or WhatsApp our reservations team. If you write outside office hours, we reply on the next working day.
  2. Hold the dates. We can usually hold a villa for a day or two while you sort out flights and check with the rest of your group.
  3. Pay the deposit. A non-refundable deposit of 30% of the accommodation price confirms your booking. If you book within eight weeks of arrival, the full amount is due straight away.
  4. Get your confirmation. Your booking is confirmed once you have a booking number and our confirmation email. Check the names, dates and details carefully.
  5. Pay the balance. Pay by bank transfer or card three to four weeks before you arrive, or in cash at the villa. All payments are in pounds. A 4% fee may apply if you pay the balance by card.
  6. Arrive. Check-in is from 4pm and check-out is by 10am. You pay a refundable security deposit at check-in, and it comes back to you at check-out as long as nothing has been damaged.

The full terms are on our booking conditions page. Before you commit, look at the cancellation scale. If you cancel more than 80 days before arrival, you lose the 30% deposit. Between 79 and 60 days the charge is 50% of the total, and from 59 days it is the full amount. That is a good reason to take out travel insurance on the day you book, not the week before you fly.

We are a Turkish-registered agency and a member of TÜRSAB, the official body that regulates travel agencies in Turkey. We sell accommodation only, so ATOL doesn't apply, but paying by credit card gives you extra protection under the Consumer Credit Act.

A checklist for your 2027 villa

Photos sell villas, but they rarely answer the questions that decide whether a holiday works. Before you pay a deposit, check these:

  • What the bedrooms are like, not just how many there are. Ask how many are en suite, and whether any are twin rooms if you are travelling with friends or older children.
  • Pool heating. If you are coming in April, May, October or November, ask about heating. It costs extra, and it isn't offered from June to September because the pools don't need it. Our heated pool villas are a good place to start.
  • Children's pool and cot. 43 of our villas have a separate children's pool. A few can provide a cot and a high chair for a small fee, but most can't, so ask before you book.
  • Hills and steps. Kalkan is built on a hillside. From some villas it is a short walk down to the harbour and a much longer walk back up. If anyone in your group finds steps difficult, tell us.
  • Distance to town. Some villas are a few minutes' walk from the old town, and others are a short drive up the hill. Our guide to Kalkan's areas explains the difference.
  • Minimum stay. Most villas take bookings of five nights or more, and some ask for a full week in July and August.
  • Getting there. Dalaman airport is about two hours from Kalkan by road. Our transfer guide lists the 2026 and 2027 prices.

Villas already open for 2027

These four already have their 2027 rates live, and between them they cover most of the requests we get. You will find the others in our 2027 villas in Kalkan collection.

Villa Supernova, Kiziltas

Villa Supernova sleeps ten in five bedrooms on the Kiziltas hillside. It has an infinity pool with a separate children's pool, plus its own spa with an indoor heated pool, a sauna, a Turkish bath and a gym. The indoor pool makes it a good choice for Easter, May or October, when the evenings turn cooler. The town centre is about a kilometre away.

Villa Eliza, Kalamar

For a big family or a group of friends, Villa Eliza is one of only six villas we offer that sleep fourteen. It was built in 2025 and has seven bedrooms and an 8 by 10 metre pool. Kalamar beach is about 300 metres away. Outside the summer months the pool can be heated.

Villa Komurluk, on the far side of the bay

Villa Komurluk sits close to the water on the far side of Kalkan bay. It is about 170 metres from the sea and near three beach clubs. It has three bedrooms, an infinity pool and a roof terrace that looks back across the bay. The harbour is about a kilometre away by road.

Villa Mini Arden, Kiziltas
