Villa Ayse

Villa Ayse is a striking 6-bedroom property with a sleek contemporary style, newly added to the luxury villa collection for the 2025 season. Inside, generous living spaces unfold, all enhanced by captivating views over Kalamar Bay and the neighbouring islands.

The main villa contains four en-suite bedrooms, while two further en-suite rooms sit in the villa’s lower, grassed courtyard area.

Situated in Kalkan’s desirable Kalamar district, the villa is a 20 to 25-minute walk—or a short 5-minute taxi ride—from the town centre. Dining options along Kalamar Road are reachable in 7 to 8 minutes on foot, and CarrefourSa Supermarket lies just 5 to 6 minutes away.

Lower Ground Floor (Street-level entrance with external access)  

Approached via a side street, the villa includes a single-car garage. Entry is through a gate that opens onto a grassed courtyard. Two bedrooms occupy this level, each accessible through sliding doors from the courtyard and both with en-suite shower rooms.  

Bedroom 1 offers twin beds, a vanity table, wall-mounted TV, bedside tables, and wardrobes. Bedroom 2 is a double, similarly appointed with a vanity table, bedside tables, and wardrobes. External stairs lead up from the courtyard to the pool terrace and main villa.

Lower Ground Floor (Within the main villa)  

Bedroom 4 is a twin room with an en-suite shower room, furnished with a vanity table, bedside tables, and wardrobes. Bedroom 5 is a double bedroom with an en-suite accessed via smoked glass doors. This bathroom features twin basins, a separate WC, a large Jacuzzi bath beside a picture window, and a separate shower. The room includes a vanity table, wall-mounted TV, bedside tables, and wardrobes. Bedroom 6 is a double with an en-suite shower room through a dressing area lined with wardrobes, also furnished with a vanity table and bedside tables.

On this floor’s landing, you will find a separate WC with a basin, plus a utility room housing a washing machine, tumble dryer, and ironing facilities.

Ground Floor  

The open-plan living area is inviting, with an L-shaped sofa, coffee table, and Smart TV. The dining space comfortably seats ten and flows seamlessly into the kitchen, which is equipped with a kitchen island, gas hob, extractor fan, large fridge, freezer, dishwasher, built-in electric oven, microwave, kettle, and toaster.

Bedroom 6 is located on this floor, featuring a double bed, en-suite shower room accessed through a dressing area with wardrobes, alongside a vanity table and bedside tables. Sliding doors from the living, dining areas, and this bedroom open onto the pool terrace. There is also a sliding door beneath the stairs granting access to the backyard.

Terrace and Pool

The terrace wraps around the front and side of the villa, narrowing into a rear passage bordered with shrubbery. The infinity pool has a ladder at one end and a shallow platform at the other. Around the pool, sun loungers and parasols are thoughtfully arranged, complemented by a poolside shower.

A shaded dining area with a table for ten sits beside a kitchenette fitted with a sink, fridge, and BBQ, creating an ideal spot for al-fresco meals. Nearby, a large built-in L-shaped sofa with cushions provides a comfortable place to relax and enjoy the views, while another sofa and two armchairs are situated under an awning.

Across the lawn planted with fruit trees, stepping stones lead to a decked Jacuzzi area beneath a pergola, complete with two built-in day beds.

Cleaning and Maintenance

We clean the villa before your arrival, and there will be a mid-stay clean for reservations of more than 14 nights. There will be no mid-stay clean for reservations of 7 nights or fewer. For example, if you stay for 10 or 14 nights, a mid-stay clean will be arranged at a convenient time. If you would like extra cleaning, please enquire at the time of booking to find out what the additional cleaning fee will be. Cleaning fees are charged per clean.

Security Deposit

The security deposit for this villa is £200, which must be paid at the start of your holiday. This deposit will be returned to you at the end of your stay, provided no damage has been caused to the property.

Please note, the two bedrooms in the courtyard are accessible only from outside and cannot be reached internally from the main villa—a consideration for families with young children requiring supervision.
