Villa Yazlik

We are delighted to introduce Villa Yazlik, a spacious and stylishly contemporary 5-bedroom, 5-bathroom retreat, to our luxury villa collection for the 2026 season.

Situated high above Kalamar Road, this serene property offers breathtaking views of both Kalkan and Kalamar Bays from every floor. The villa's generous interiors are complemented by impressive outdoor spaces, making it an excellent choice for those seeking some of the most captivating sea vistas in Kalkan. Each of the five en-suite bedrooms enjoys spectacular views and generous outdoor areas, creating inviting spaces for families or groups of friends to unwind.

Villa Yazlik is equipped with a host of appealing amenities to enhance your stay, including two swimming pools, a sauna, steam room, table tennis, table football, and a cross trainer.

Located approximately a 20 to 25-minute walk, or a quick 5-minute taxi ride, from Kalkan’s town centre, the villa is easily accessible. Taxis run around the clock and are affordable.

Ground Floor

Access is via a staircase from the road, with off-street parking and covered space for two vehicles beneath a pergola. The villa’s entrance is at the rear, where a shaded area houses a table football set.

Inside, a spacious living room greets you, framed by floor-to-ceiling glass windows that showcase sweeping views. To the right, a TV lounge features a sofa, large coffee table, and a built-in fireplace. The wall-mounted Smart TV includes a DVD and CD player, with a selection of DVDs and CDs stored below for entertainment. Sliding doors open onto a balcony furnished with two chairs and a coffee table, perfect for appreciating the outlook over both bays. Adjacent is a larger living area with three sofas and two armchairs arranged around a central coffee table.

The fully equipped, modern kitchen benefits from a gas hob with extractor fan, spacious fridge freezer, built-in electric oven and microwave, dishwasher, coffee maker, blender, juicer, kettle, toaster, and water cooler. The dining table seats eight comfortably, offering views of the pool terrace beside the villa. Floor-to-ceiling windows at both corners reveal stunning panoramas of Kalkan and the surrounding islands.

A utility room off the living space contains a washing machine, iron, and ironing board. There is also a separate cloakroom with a shower near the entrance.

Lower Ground Floor

This level is home to three bedrooms.

Bedroom 1 is a double with an en-suite shower room. It includes bedside tables, a vanity table, and a wardrobe. Sliding glass doors lead directly to the pool terrace, offering magnificent sea views.

Bedroom 2 is a twin room with an en-suite bathroom featuring a jacuzzi bathtub. The bedroom is furnished with bedside tables, a vanity table, and a walk-in wardrobe. Sliding doors open onto the pool terrace, enjoying sea views.

Bedroom 3 is a double with an en-suite shower room, bedside tables, vanity table, and walk-in wardrobe. Sliding doors also lead out to the lower ground pool terrace with sea views.

A shallow children’s pool with a cascading water feature is located on this floor. The terrace includes two sun loungers with a parasol, two chairs with a side table, and a table tennis table for leisure activities.

A gated metal staircase from this level descends to the villa’s sauna and steam room.

First Floor/Roof Terrace

Here you will find two bedrooms.

Bedroom 4 is a twin room with an en-suite shower room, bedside tables, vanity tables, walk-in dressing area, and wardrobes. Sliding glass doors open onto the roof terrace.

Bedroom 5 is the master double with an en-suite shower room and a circular in-room jacuzzi bathtub. It also features bedside tables, vanity tables, a walk-in dressing area, and fitted wardrobes. Sliding doors lead to the roof terrace.

Between the bedrooms on the landing is a cross trainer/bike, available for guests wishing to keep up their fitness during their stay.

The roof terrace provides panoramic views, shaded by a pergola. Furnishings include two wrought iron sofas with cushions, a coffee table, two sun loungers with a side table, and a parasol.

Terrace and Pool 

The infinity swimming pool includes a built-in Jacuzzi and a ladder for easy access, offering plenty of space for swimming. Surrounding the pool are 10 sun loungers and 5 parasols for comfort and shade. Nearby, a raised kosk features Ottoman-style seating, a low coffee table, and a bar with six bar chairs. The dining table beneath a pergola seats up to 10 guests, while a stone BBQ is available for alfresco meals with incredible views.

Cleaning and Maintenance

We clean the villa before your arrival, and there will be a mid-stay clean for reservations of more than 14 nights. There will be no mid-stay clean for reservations of 7 nights or fewer. For example, if you stay for 10 or 14 nights, a mid-stay clean will be arranged at a convenient time. If you would like extra cleaning, please enquire at the time of booking to find out what the additional cleaning fee will be. Cleaning fees are charged per clean.

Security Deposit

The security deposit for this villa is £350, which must be paid at the start of your holiday. This deposit will be returned to you at the end of your stay, provided no damage has been caused to the property.
