Villa Anatolia 1 forms part of a collection of four nearly identical Anatolia Villas, each offering 5 bedrooms of refined luxury. Set in the peaceful Kalamar district of Kalkan, the villa enjoys an elevated position and lies approximately a 25 to 30-minute stroll from the town centre.

Designed to comfortably accommodate up to 10 guests, it includes 5 en-suite bedrooms and presents excellent facilities such as a gym and games room alongside a striking infinity pool. Inside, modern, stylish décor is enhanced by extensive glazing that captures breathtaking panoramic views, while the generous pool terrace provides a variety of inviting spots to unwind, complemented by a spacious outdoor dining area for tranquil moments.

Lower Ground Floor

At street level, a private garage provides parking, with access to the main entrance either via steps or a lift that passes the inviting pool area. Descending stairs from the terrace leads to the first of five elegantly appointed bedrooms on this floor. This double room features an en-suite shower, bedside tables, a wardrobe, a vanity table and two armchairs. Large sliding glass doors open onto a secluded terrace.

Across the lawn from this bedroom, or reached by steps from the opposite side of the first-floor pool terrace, lies the gym and games room. Here, guests can make use of a treadmill, weight bench, Pilates mat and ball, and enjoy a game of table football. A conveniently located shower room is also found in this area.

Ground Floor

Entering through the front door, you step into a spacious open-plan living, kitchen and dining area. The living space centres around a large L-shaped sofa, complemented by armchairs with side tables and a substantial wall-mounted television. Floor-to-ceiling glass doors open directly onto the poolside.

To the left, the detailed wooden kitchen is fully equipped for self-catering, including a fridge freezer, a marble island housing the oven and hob, dishwasher, microwave, toaster, kettle, water cooler and all necessary utensils. A dining table seating ten divides the kitchen and living spaces, with sliding doors leading out to the pool terrace.

Also on this floor, to the right of the main entrance, is a double bedroom with an en-suite shower room. The room includes bedside tables, a wardrobe, a vanity table and an armchair, set against a feature wall inspired by sunset hues. Sliding doors provide seamless access to the pool terrace, where cushioned chairs and a side table offer a delightful spot to take in the views.

First Floor

A floating wooden staircase leads to the first floor, home to the remaining three bedrooms. To the left across the mezzanine is a double room featuring an en-suite shower, bedside tables, wardrobe, vanity table, armchair and an artistic feature wall. Sliding glass doors open onto a private balcony furnished with a chair and side table, offering spectacular sea vistas.

Next door, a twin bedroom also has an en-suite shower, bedside tables, wardrobe, vanity table and an artistic feature wall. Sliding doors open to a private balcony with seating, ideal for admiring the Kalamar and Kalkan bays.

To the right of the stairs lies the master bedroom, which includes an en-suite shower room and a generous in-room Jacuzzi bath. Furnished with bedside tables, a wardrobe, vanity table, armchair and an ottoman at the foot of the bed, this room opens onto a private balcony through sliding glass doors, revealing views across the sea and nearby islands.

Terrace and Pool

The expansive pool terrace centres on a private infinity swimming pool featuring a small shallow section with a cantilevered cushioned day bed. Multiple options for relaxation include sun loungers, parasols, a circular daybed with a pull-up awning, a swing seat, swivel chairs with a side table, a sunken cushioned seating area surrounding a coffee table, and a four-poster day bed draped with elegant white fabric. Adjacent to the villa, a wooden alfresco dining table seats ten beneath a shaded pergola set against a beautifully adorned wall. Additional outdoor amenities include a gas BBQ and an outdoor shower. The fully landscaped garden is enhanced by a selection of potted plants, adding to the setting’s overall charm.

Cleaning and Maintenance

We clean the villa before your arrival, and there will be a mid-stay clean for reservations of more than 14 nights. There will be no mid-stay clean for reservations of 7 nights or fewer. For example, if you stay for 10 or 14 nights, a mid-stay clean will be arranged at a convenient time. If you would like extra cleaning, please enquire at the time of booking to find out what the additional cleaning fee will be. Cleaning fees are charged per clean.

Security Deposit

The security deposit for this villa is £500, which must be paid at the start of your holiday. This deposit will be returned to you at the end of your stay, provided no damage has been caused to the property.

Additional Information

The lower ground bedroom is accessed separately from the main part of the house and, therefore, is unsuitable for young, unaccompanied children. Also, the villa's open staircases aren't suitable for young children
