Villa Anatolia 3 belongs to a collection of four elegant five-bedroom Anatolia Villas, each nearly identical in design. Set in the peaceful Kalamar area of Kalkan, this villa enjoys an elevated position roughly a 25-30 minute walk from the town centre.

Offering refined accommodation for up to 10 guests, it features 5 en-suite bedrooms. The property is equipped with first-rate facilities, including a gym and games room alongside an inviting infinity pool. Inside, modern and chic interiors incorporate extensive glass elements to capture the breathtaking panoramic views, while the generous pool terrace provides various spots to unwind and a large outdoor dining area, making for a serene retreat.

Lower Ground Floor

A parking garage is situated at street level, with access to the main entrance via steps or a convenient lift that takes you past the sparkling pool area. The lower ground floor houses the first of the five tastefully furnished bedrooms, reached by stairs descending from the terrace above. This double bedroom includes an en-suite shower room, bedside tables, wardrobe, vanity table, and two armchairs. Sliding glass doors open onto a private terrace.

Opposite the bedroom, across a lawned area or via steps from the other side of the first-floor pool terrace, is the gym and games room. Here guests will find a treadmill, weight bench, Pilates mat and ball, as well as a table football game for friendly competition. A shower room is also conveniently located nearby.

Ground Floor

On entering through the front door, you step into a spacious open-plan living, kitchen, and dining area. The living room features a large L-shaped sofa, armchairs with side tables, and a sizeable wall-mounted TV. Floor-to-ceiling glass doors provide effortless access to the pool area.

To the left, the well-equipped wooden kitchen offers everything needed for a self-catering stay, including a fridge freezer, marble island housing the oven and hob, dishwasher, microwave, toaster, kettle, water cooler and all necessary utensils. A dining table seating ten divides the kitchen and living spaces, with sliding doors leading out to the pool terrace.

Also on this level is a double bedroom with an en-suite shower room, located to the right of the main entrance. This room features bedside tables, wardrobe, vanity table, armchair, and a striking feature wall inspired by a sunset. Sliding doors open directly onto the pool terrace, where cushioned chairs and a side table make a lovely spot to enjoy the views.

First Floor

Climb the floating wooden staircase to the first floor, home to the remaining three bedrooms. To the left, across the mezzanine, is a double room with en-suite shower, bedside tables, wardrobe, vanity table, armchair and an artistic feature wall. Sliding glass doors open onto a private balcony furnished with a chair and side table, offering incredible sea views.

Next door is a twin bedroom, also with en-suite shower, bedside tables, wardrobe, vanity table and artistic feature wall. Sliding doors lead to a private balcony with seating – an ideal place to admire the vistas of Kalamar and Kalkan bays.

To the right of the stairs lies the master bedroom, complete with en-suite shower room and a large in-room Jacuzzi bath. The room includes bedside tables, wardrobe, vanity table, armchair and an ottoman at the foot of the bed. A private balcony, accessed by sliding glass doors, offers panoramic views of the sea and nearby islands, furnished with a chair and side table.

Outdoors

The extensive pool terrace boasts a striking private infinity swimming pool, featuring a small shallow section with a cantilevered cushioned day bed. Numerous relaxation options are arranged around the terrace, including sun loungers, parasols, a circular daybed with a pull-up awning, swing seat, swivel chairs with side table, a sunken cushioned seating area around a coffee table, and a four-poster day bed draped with elegant white fabric.

To one side of the villa stands a wooden alfresco dining table for ten, shaded beneath a pergola next to a beautifully adorned wall. A gas BBQ and outdoor shower are also provided. The grounds are fully landscaped and dotted with various potted plants, enhancing the overall charm.

Cleaning and Maintenance

We clean the villa before your arrival, and there will be a mid-stay clean for reservations of more than 14 nights. There will be no mid-stay clean for reservations of 7 nights or fewer. For example, if you stay for 10 or 14 nights, a mid-stay clean will be arranged at a convenient time. If you would like extra cleaning, please enquire at the time of booking to find out what the additional cleaning fee will be. Cleaning fees are charged per clean.

Security Deposit

The security deposit for this villa is £500, which must be paid at the start of your holiday. This deposit will be returned to you at the end of your stay, provided no damage has been caused to the property.

Additional Information

The lower ground bedroom is accessed separately from the main part of the house and, therefore, is unsuitable for young, unaccompanied children. Also, the villa's open staircases aren't suitable for young children
