Villa Anatolia 4 is one of four elegant 5-bedroom Anatolia Villas, each carefully designed to offer nearly identical luxury. Located in the peaceful Kalamar district of Kalkan, this villa enjoys an elevated position and lies roughly a 25 to 30-minute walk from the town centre. 

Accommodating up to 10 guests, it boasts 5 en-suite bedrooms, promising comfort and privacy. Among its refined facilities are a gym and games room, alongside an inviting infinity pool. The interiors are contemporary and sophisticated, with generous glazing to capture the breathtaking panoramic vistas. Outside, the spacious pool terrace is peppered with inviting spots to unwind, complemented by a large alfresco dining area that invites serene moments.

Lower Ground Floor

At street level, a private garage offers secure parking, with access to the villa’s entrance via steps or a lift that passes the shimmering pool area. The lower ground floor houses one of the five tastefully appointed bedrooms, accessible by stairs descending from the terrace above. This double room features an en-suite shower, bedside tables, a wardrobe, a vanity table and a pair of armchairs. Large sliding glass doors open onto a secluded terrace, perfect for morning coffee or evening reflection.

Across a grassy expanse from this bedroom—or reached by steps from the opposite side of the first-floor pool terrace—is the gym and games room. Equipped with a treadmill, weight bench, Pilates mat and ball, plus a table football game, it caters for both fitness and friendly competition. A conveniently placed shower room completes this area.

Ground Floor

Stepping inside through the front door, you enter a generous open-plan living, kitchen and dining space. The living area ahead is furnished with a spacious L-shaped sofa, armchairs with side tables, and a large wall-mounted television. Floor-to-ceiling glass doors open effortlessly onto the pool terrace.

To the left lies the finely crafted wooden kitchen, fully equipped for self-catering with a fridge-freezer, marble island housing the oven and hob, dishwasher, microwave, toaster, kettle, water cooler and all necessary utensils. A dining table seating ten sits between the kitchen and living areas, while sliding doors lead directly out to the pool terrace.

Also on this floor, to the right of the main entrance, is another double bedroom with an en-suite shower room. The space includes bedside tables, a wardrobe, a vanity table and an armchair, all arranged around a feature wall inspired by sunset hues. Sliding doors provide seamless access to the pool terrace, where cushioned chairs and a side table await, ideal for savouring the view.

First Floor

Ascending the floating wooden staircase brings you to the first floor, home to the remaining three bedrooms. To the left, across the mezzanine, is a double bedroom with an en-suite shower, bedside tables, wardrobe, vanity table, armchair and an artistic feature wall. Sliding glass doors open onto a private balcony, furnished with a chair and side table, showcasing spectacular sea views.

Next door is a twin room, also with an en-suite shower, bedside tables, wardrobe, vanity table, and a similarly artistic feature wall. It has its own private balcony, complete with a chair and side table, offering views over Kalamar and Kalkan bays.

On the right side of the stairs, the master bedroom features an en-suite shower room and a large in-room Jacuzzi bath. This elegant suite includes bedside tables, a wardrobe, vanity table, armchair and an ottoman at the foot of the bed. Sliding glass doors open onto a private balcony, where a chair and side table provide the perfect vantage point for sea and island views.

Terrace and Pool

The generous pool terrace centres around a private infinity swimming pool, with a shallow section that incorporates a cantilevered cushioned daybed. Multiple areas invite relaxation: sun loungers and parasols, a circular daybed with a pull-up awning, a swing seat, swivel chairs with a side table, a sunken cushioned seating area around a coffee table, and a four-poster daybed adorned with delicate white drapes. Adjacent to the villa, a wooden alfresco dining table seats ten beneath a shaded pergola, set against a beautifully decorated wall. A gas barbecue and outdoor shower are also provided. The outdoor spaces are fully landscaped, dotted with a variety of potted plants that enhance the villa’s tranquil appeal.

Cleaning and Maintenance

We clean the villa before your arrival, and there will be a mid-stay clean for reservations of more than 14 nights. There will be no mid-stay clean for reservations of 7 nights or fewer. For example, if you stay for 10 or 14 nights, a mid-stay clean will be arranged at a convenient time. If you would like extra cleaning, please enquire at the time of booking to find out what the additional cleaning fee will be. Cleaning fees are charged per clean.

Security Deposit

The security deposit for this villa is £500, which must be paid at the start of your holiday. This deposit will be returned to you at the end of your stay, provided no damage has been caused to the property.

Additional Information

The lower ground bedroom is accessed separately from the main part of the house and, therefore, is unsuitable for young, unaccompanied children. Also, the villa's open staircases aren't suitable for young children
