Villa Arya

Villa Arya is a welcome addition to our portfolio, one of three striking contemporary villas perched above the harbour road. Completed in 2022, these residences offer elegant accommodation for up to six guests across three bedrooms. Each villa has been carefully crafted to capture the spectacular sea views and includes its own infinity pool with an integrated jacuzzi. Just a ten-minute stroll from the harbour, Old Town, and popular beach clubs such as Indigo, Cakil, Yali, and Likya Gardens, the location is as convenient as it is captivating. Access to the property is via the road alongside the Kalkan Regency Hotel, featuring a private garage and wooden gate with steps descending to the rear, where Villa Arya sits above Villa Banu.

Ground Floor

Entering from the rear, you step into a bright, open-plan living space. To the right of the main entrance lies a utility area with a washing machine, adjoining a cloakroom with a WC and basin. The living room is furnished with a wall-mounted Smart TV, a spacious L-shaped sofa arranged around a coffee table, and two comfortable armchairs. The kitchen is well equipped with a large fridge freezer, dishwasher, built-in microwave, electric oven, gas hob with extractor fan, filter coffee machine, water cooler, toaster, kettle, plus a breakfast bar with three stools. Adjacent is a dining table seating eight comfortably, with five chairs and a bench seat.

Also on this floor is the first bedroom, a twin room which can be converted into a double on request. It comes with bedside tables, a vanity table, a wardrobe—and the en-suite bathroom. The wardrobe space also contains an iron, ironing board, cloth airer, and vacuum cleaner.

Sliding doors from the living area open directly onto the pool terrace, where uninterrupted views of Kalkan Bay await.

First Floor

Two further bedrooms occupy the upper floor. To the left of the stairs, the first double bedroom offers a king-size bed, bedside tables, a vanity table, a wardrobe, and an en-suite bathroom. A small Juliette balcony, accessed through glass doors with integral blinds, leads onto the front balcony furnished with two chairs and a side table, perfect for admiring the sea views.

The master bedroom features a king-size bed, bedside tables, a vanity table, a wardrobe, an en-suite bathroom, and a jacuzzi bathtub. Sliding doors open onto a side terrace furnished with two sun loungers, while the front balcony—also with two chairs and a side table—provides further vantage points over the magnificent sea.

Outdoors

The expansive pool terrace runs along the front of the villa, overlooking the bay and offering a variety of spaces to relax or entertain. The infinity pool, with its integrated jacuzzi section, is surrounded by six sun loungers, side tables, and two parasols. A cosy outdoor seating area invites conversation, while a dining table for six rests under a pergola. Nearby, a charcoal BBQ and sink add convenience to al fresco dining. Beneath the pool terrace, there is a table tennis area for some spirited fun.

Terraced gardens grace the front of the villa, with a path leading down to Villa Banu below, an ideal arrangement should both properties be rented together.

Cleaning and Maintenance

We clean the villa before your arrival, and there will be a mid-stay clean for reservations of more than 14 nights. There will be no mid-stay clean for reservations of 7 nights or fewer. For example, if you stay for 10 or 14 nights, a mid-stay clean will be arranged at a convenient time. If you would like extra cleaning, please enquire at the time of booking to find out what the additional cleaning fee will be. Cleaning fees are charged per clean.

Security Deposit

The security deposit for this villa is £350, which must be paid at the start of your holiday. This deposit will be returned to you at the end of your stay, provided no damage has been caused to the property.
